2OO <br /> <br />Site Plan Review: Evergeen Point <br />Page 2 of 4 <br />April 26, 2002 <br /> <br />Ever~een Point meets ali of the minimum setbacks in effect, except the 35 foot setback from <br />the right-of-way of public streets. The applicant has applied for a variance that will be <br />presented to the Board of Adjustment on May 2, 2002. <br /> <br />Densitw: The site plan shows a total of 110 units on 24.1 acres, wkich equates to a gross <br />density of 4.56 units per acre. Factoring out the major road right-of-way (T.H. #47 and <br />Alpine Drive) and the wetlands, the net density is 6.8 un/ts per acre. <br /> <br />Access: Streets and access have been reviewed as a part of the Preliminary Plat approval <br />process. Please refer to .City Staff'Preliminary Plat Review Letter dated April 26, 2002. <br /> <br />Grading and Drainage: The grading plan is being reviewed as a part of the Preliminary Plat <br />approval process. Please refer, to City Staff Preliminary Plat Review Letter dated April 26, <br />2002. <br /> <br />REU Number: The City has enacted a quarterly drainage utility charge that is ap'plicable to <br />the proposed development. The total quarterly drainage utility charge for the proposed <br />townhouse development will be provided at the time the City receives the necessary <br />information. <br /> <br />Landscaping: A Landscape Plan has been submitted that is generally acceptable and meets <br />the City's mn/mum standards. City Staff will continue to review the plan and make comments <br />regarding the plan at a future date. <br /> <br />10. Screening: City Code requires a I5 fo0t-wide screened buffer area when a multiple family <br /> dwelling unit abuts a single family or a dupIex district. The most northwesterly townhome <br /> structure abuts the southeast comer of Wildlife Sanctuary, a. single family residential <br /> neighborhood. The site plan identifies substantial tree growth between the-northwest <br /> townhome structure and Wildlife Sanctuary. It also appears that there is substantial tree cover <br /> in this area that adequately addresses the screening requirement provided they are preserved <br /> ' during construction. <br /> <br />11. <br /> <br />Sound Mitigation: It is the City's responsibility to take reasonable measures to ensure <br />compatibility between land use and traffic noise generated fi-om an adjacent highway. The City <br />has engaged' the services of SKF to do a traffic noise level study on several pending residential- <br />proposals along T.H. ~7. A I0-foot sound wall or a combination ofberming and sound wall <br />must be completed as part of this development. <br /> <br />12.
