The site plan consists of four (4) sheets dated January 15, 2002, Revised January <br />30, 2002, Revised March 11, 2002 received by the City on January 15, 2002 and-January 31, <br />2002, and March 12, 2002 and prepared by 1V[idwest Land SUrveyors and Civil Engineers, Inc. In <br />addition, the City has received elevation and floor plans for the townhouse units prepared by <br />Shade Tree Construction and dated August 30, 2001; December 15, 2001; and January 15, 2002. <br />We offer the following comments: <br /> <br />General: The townhouse development will take place on approximately 711 acres and will be <br />platted as Alpine Meadows. The development consists of eight four-unit buildings and two <br />five-unit buildings. City Code establishes that multiple family structures of 3 or more units <br />are subject to a site plan review. <br /> <br />2. Zoninq: The property is currently zoned B-I, Business and R-I, Single FamilY Residential. <br /> As part of the platting process, you are proposing to rezone the subject property to R-1. Single <br /> Family Re.sidential, R-3U, Multi-Family Residential, and ~ Multifamily Residential. <br /> <br />3. Lot Coverage: The proposed townhouse project area is .309,276 squat:e feet in size (7.1 <br /> acres) and lot coverage is restricted to 35% (which includes garages),' or .108,246 square feet <br /> in this case. The site plan is proposing to construct 47,550 square feet of townhome units, <br /> which equates to approximately 15% lot coverage. <br /> <br />Setbacks: For the townhouse development, staff has generally used the R-3U Multi-Family <br />Residential District regulations. Therefore, the rear yard' setback is 40 feet and the side yard <br />setback is 15 feet from the outer boundaries of the-subject property. The State of Minnesota <br />Fire Code requires owner/occupant structures to maintain a 10-foot separation. The proposed <br />townhome structures also meet this requirement. <br /> <br />The townhouse units along public streets will be setback 25 feet from the right-of-way <br />(appro,'dmately 40 feet fi'om back of street curb) and the units located on the private streets <br /> <br />47 <br /> <br /> <br />
