You have applied for a variance from the
required front-yard setback of 35 feet that will be considered at the May 2, 2002 meeting.

Densitw: The subject property is approximately 8.75 acres and the 42 units proposed ~esults in
a gross density of 4.82 units per acre. Net density of the project is 5.91 units per acre.

Access: The sole access to ali 42 units is from Alpine Dr. at a location approximately 330 feet
west of the western right-of-way of TH 47. ~[t is desirable to have tl'fis access street line up
directly with the access point proposed for the Evergreen Point Subdivision to the north. The
centerline of Fluorine St. needs to be relocated 20 feet to the east.

City Ordinances limit the length of a cul-de-sac to 600 feet. City Ordinances also require that
the arrangement of streets in new subdivisions, shall make provisions for the continuation of
existing and future streets into adjoining areas. As part of the plat, you are showing the public
fight-of-way ex-tend to the southern boundary. City staff' desires to have the right-of-way
ex-tend to the south property line in order to accommodate future ex-tension and connections
to streets to the south. A.tSer discussion with City staff' and the Planning Commission, you
have applied for a variance to exceed the 600-foot cul-de-sac length. The e~ended fight-of-
way as shown on the preliminary plat greatly exceeds the 600-foot limit.

The sire plan shows private driveway collectors serving 16 of the units. The remaining 26
units w. ilI have driveways on the public right-of-way. All of the driveways will be at least 25.
feet long, with several being 30 to 40 feet long.

7. Grading and Drainage: The grading and drainage plans have been reviewed as part of the
preliminary plat of the Alpine Meadows subdivision.

REU Stormwater Number: The City has 'enacted a quarterly stormwater drainage utility
charge that is applicable to the proposed development. The townhome association will
receive a quarterly charge which will be based on the total lot area of the development and the
percentage of the development area which is impervious. Please submit the amount of
impervious surface for the rownhouse development so that the City can calculate the KEIg
number.

Landscaping.' A Landscape Plan has been submitted that is generally acceptable and meets
the City's minimum standards. City Staffwill continue to review the plan and make comments
regarding the plan at a future date.

10.

Waste Storage: City Code requires ali waste storage areas to be located in the-rear or side
yard and they must be screened. The site plan indicates that the townhouse project will not
contain any outside waste storage areas.

!
!
