Per the Planning Commission's request at the time of sketch plan <br />review, another public street has been incorporated into the plat that provides access to the west. <br />The street to the west will be signed as a future through street. It was also noted at the time of <br />sketch plan review that a majority of the driveways were onto the public streets. The developer <br />has reworked the public streets and private driveway collectors, and reoriented buildings so that <br />now 79 of the 126 driveways will access onto private collectors. <br /> <br />A preliminary grading and drainage plan has been provided. In summary, the development needs <br />to provide plans on providing overflows and/or outlets that will comply with the requirements of <br />the Lower Rum River Watershed management OrganizatiOn (WMO) and the City. The project is <br />also subject to the review and permitting process of the Lower Rum River Watershed <br />Management Organization (WMO) and M:PCA. <br /> <br />A preliminary utility plan has also been received. Coordination with adjacent plat will need to be <br />provided and a comprehensive plan should be proposed...The current proposal requires approval- <br />contingent upon the approval of Wildlife Sanctuary 2nO and Evergreen Point. <br /> <br />The final plat should encumber all wetlands and stormwater ponds with drainage 'and utility <br />easements.
