The Sunflower <br />Ridge Development is generally located alpng the north side of 153~d Avenue NW appro,'dmately ¼ ' <br />mile west of the 153rd Avenue NW- TH #47 intersection in the City of Ramsey. <br /> <br />The Development, as proposed, covers approxLmatety 1-9 acres and consists of one hundred tWen. ty six <br />(126) townhome residential tm.its. 'The subdivision, as shown on E,'ch.ibit A, is bounded by 153a <br />Avenue NW to tire south and, as of now, undeveloped land to the north, west and east. Acdess to <br />Sunflower Ridge will initially be limited to 153~d Avenue NW at its intersection with iodine Street <br />NW. No local residential streets are proposed to be extended to the west plat line of the SunfloWer .. <br />Ridge Development. However, local residential streets have be. en extended to the north and east plat <br />lines of the proposed Sunflower Ridge Development to provide secondary means of access aind - <br />neighborhood links when those abutting properties are platted and developed. <br /> <br />Trip Generation <br /> <br />As mentioned previously, the proposed development of.Sunflower Ridge consists of one hundred <br />twenty six (126) townhome residential units.
