Staff had previously recommended increasing the number of tree plantings along Radium Street, <br />and incorporation of tree plantings and berming in the southeast comer of the site to provide <br />more effective screening of the loading berths that face or may face public streets. The new plan <br />shows fewer loading docks on the west side of the property, but the number of plantings along <br />Radium and McKinley were increased anyway (16 more trees and three fewer shrubs). Adequate <br />landscaping has also now been provided in the revised landscape plan for the east property line to <br />screen the loading docks from the Anoka Industrial Park to the east. The new landscape plan <br />also proposes to restore disturbed areas after grading with top soil and seed. Although no <br />calculations were provided, it would appear that the proposal will meet the 10% minimum <br />landscape area required by the Park covenants. <br /> <br />City Code requires one parking space for every person on the maximum work shift. The new site <br />plan identifies 55 employees and 66 parking spaces. These are reduced from the previous plan <br />that identified 57 employees and 86 parking stalls (- 2 employees/- 20 stalls). <br /> <br />The design of the facility has been improved by reducing the number of loading docks that face <br />Radium Street and replacing the painted guidelines on the pavement with curbing to control <br />access. <br /> <br />A revised grading plan dated 03/06/98 prepared by Ronald Dahken has been submitted for <br />review and the City Engineer has requested some modifications to same. <br /> <br />Staff has requested copies of specifications for proposed lighting fixtures to determine <br />compliance with City code. <br /> <br />Recommendation: <br /> <br />Staff recommends site plan approval. <br /> <br />Board Action: <br /> <br />Motion to approve/deny the revised site plan for Airgas North Central. <br /> <br />ARB: 08/27/98 <br /> <br /> <br />
