<br />CASE # I <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF LE PONDS: <br />CASE OF TODD WEIKLE <br />By: Breanne DaInes, Associate Planner <br /> <br />Background: <br /> <br />Todd Weikle submitted a sketch plan application to create one additional buildable lot on the <br />southwest corner of the Diamonds property, which is located on the south side of Highway 10 <br />and Traprock Street. <br /> <br />The following items are enclosed for your information: <br /> <br />1) Site location map <br />2) Sketch Plan <br />3) City Staff Review Letter dated February 22,2007 <br /> <br />Notification: <br /> <br />Sketch plans are not subject to a public hearing. A land use sign was erected on the subject <br />property . <br /> <br />Observations: <br /> <br />Todd Weikle has submitted an application to develop one lot from the Diamonds property. 'The <br />applicant would like to construct an ice arena on the property. The proposed lot is .89 acres, and <br />conforms with the minimum lot size in the B-2 District. However, Staff is uncertain that a lot of <br />that size would accommodate a septic system, drainfIeld, and secondary site. This will be verifIed <br />upon site plan approval. <br /> <br />City Code requires all proposed lots to have 200 feet of lot frontage along a public street. As <br />proposed, the plat does not conform to that standard. Staff is requiring the construction of <br />Traprock Street to the property, ending in a cul-de-sac. All streets must be paved to City <br />standards for width, and with curb and gutter. However, Anoka County currently owns the land <br />that would need to be platted and dedicated for Traprock Street. The applicant has been directed <br />to work with the County to seek their approval of this dedication. <br /> <br />Access is proposed as an ingress/egress easement through the Diamond's property. City Staff <br />does not support this as an acceptable form of access. The dedication and construction of <br />Traprock Street will allow adequate access. The use of Traprock Street as a public right-of-way <br />needs to be verifIed prior to recording of this plat. <br /> <br />1 <br />
