<br />While City Code does not regulate parking specifIc to indoor commercial recreation, it is <br />anticipated that Staff would defer to a percentage of building capacity. Other cities use parking <br />standards of 30% of building capacity for uses such as athletic fields, arenas, or ice rinks. This <br />will be reviewed at the site plan stage. <br /> <br />Sewer and water facilities are not available to this property, and it not possible to determine when <br />services would be made available. As with other projects inside the urban service area, but with <br />no services, it shall be stipulated in the development agreement that the property would connect <br />to urban services within two years of availability to the site. <br /> <br />Utility, drainage, and grading plans; and landscape/tree preservation plans will be required at the <br />site plan review!preliminaryplat stage. <br /> <br />Recommendation: <br /> <br />The sketch plan process provides the Planning Commission the opportunity to relay to the <br />developer direction on the proposed subdivision related to street networks, lot layout, and overall <br />design that are acceptable and those issues that may need further analysis. <br /> <br />Please provide general feedback, as well as specifIc comments regarding parking and access. <br /> <br />Commission Action: <br /> <br />Provide the developer with feedback and direction related to the proposed sketch plan. <br /> <br />Review Checklist: <br />Assistant Community Development Director <br />Civil Engineer <br /> <br />PC: 3/1/07 <br /> <br />2 <br />
