We offer the following comments: <br /> <br />General: The site currently consists of one lot and you are seeking to create one additional <br />buildable lot from the unimproved property. It is anticipated that this lot will be created to <br />accommodate a 15,000 square foot building that would house an indoor ice arena. A site plan <br />review will be required of the plans before the lot will receive final plat approval. <br /> <br />Consent to Plat: It has come to Staff's attention that there are multiple property owners involved <br />in this plat, including Anoka County. All property owners involved in the Le Ponds subdivision <br />shall sign the dedication page of the Final Plat documents and the application for preliminary and <br />final plat. The City will not process a Final Plat request without the written consent of the <br />invol~ed property owners. <br /> <br />Zoning: The property is zoned B-2 Business, arid indoor commercial recreation is a permitted <br />use in this district. <br /> <br />Lot Size: The minimum lot size in the B-2 Business District is ~ acre. The new lot is p),"oposed ' <br />to be .89 acres in size. Although this conforms to the minimum standards, it is unclear if this area <br />will be sufficient to accommodate the appropriate amount of parking, and septic and well <br />facilities. Adequate acreage for these requirements will be verifIed upo~ site plan review. <br /> <br />Building Coverage: City Code allows a maximum of 35% building coverage.' Your lot proposes <br />38% building coverage. You will need to submit a revised plat that indicates a maximum of 35% <br />building coverage on the proposed lot. . <br /> <br />Parking Requirements: City Code does not specify required parking spaces for the proposed <br />use of' indoor commercial recreation. However, it is reasonable to determine peak parking <br />demand as a ratio of total building usage. It is anticipated that the building will be used for <br />hockey games, drills, and training facilities. Therefore, a general guideline wiil be used to assess <br /> <br />5 <br />
