The number of parking stalls provided on-site shall be equal to 30% of the <br />total capacity of the building. This will be more closely analyzed at the' site plan review stage. <br /> <br />Lot Dimensions: All proposed lots must have at least 200 feet in lot width. Lot width is defined <br />in City Code as the width measured at the property line abutting the street. Effectively, City Code <br />requires 200 feet of road frontage, (with the exception of cul-de-sac lots). As proposed, the lot <br />provides no road frontage. Traprock Street will need to be dedicated as right-of-way and <br />constructed to your lot in order to bring it into conformance with City Code. <br /> <br />Access: The proposed sketch indicates an ingress-egress easement over Diamonds property. This <br />is insufficient to accommodate the amount of traffic generated from the, proposed use. Traprock <br />Street must be dedicated and constructed to adequately provide access to the proposed lot. The <br />construction of Traprock Street must follow City guidelines for width and be designed with. curb <br />and gutter. A temporary or permanent cul-de-sac must be constructed. This dedication and <br />construction must be coordinated with Anoka County and the use of Traprock Street as a public <br />right-of-way will need to be verified by the City upon recording of the plat. <br /> <br />Drainage and Utility Easements: Any utilities for drainage must be encumbered with <br />easements and, dedicated on the plat. All proposed runoff" from the site must be accommodated <br />on-site since there is no stornlwater outlet for its discharge, and the final plat should provide <br />adequate space to accommodate ponding. <br /> <br />Park and Trail Dedication Fees: All commercial lots are subject to a park dedication fee of <br />$4,738 per commercial acre. In addition, a trail development fee of $1,090 per commercial acre <br />is due. These fees will be determined at the time of Final Plat. <br /> <br />Stormwater Management Fees: A stormwater management fee of $4,151 per commercial acre <br />is due upon site plan review. This fee will be assessed at the time of site plan review. <br /> <br />The Ramsey Planning Commission will be meeting at 7:00 p.m. on March 1, 2007 to review your <br />request for sketch plan review of Le Ponds.
