• The existing house on this property will need to have its driveway relocated onto <br />the MSA street since it does not have sufficient frontage to allow the driveway to <br />enter onto. Quartz a reasonable distance from the intersection. <br />• This alignment will require the acquisition of approximately 1000 square feet of <br />property from the Dery parcel located on the northeast corner of the intersection. <br />This may be problematic since the residence appears to be quite close to`the <br />existing right of way of 166' Avenue. Perhaps closer than current zoning <br />standards allow. The alignment of 166 Avenue in this area should be <br />investigated more closely to insure that this property can maintain compliance <br />with all zoning and set back regulations. <br />• This alignment is different than that anticipated when the watermain-and <br />forcemain was constructed through the property this summer. At the time <br />the watermain and forcemain are located between 5 to 10 feet north of the existing <br />house on the parent parcel..Allowing these utilities to remain in such close <br />proximity to this house is not acceptable. The watermain and forcemain should be <br />relocated. into the right of way parcel. <br />Quartz Street easement north of 166 Avenue — This parcel consists of the western 33 <br />feet of the northerly extension of Quartz Street north of 166 Avenue. This parcel is not <br />needed for right of way since the northerly extension of Quartz Street is not anticipated. <br />A drainage and utility easement over this parcel is needed over this parcel. <br />The parcels to be submitted to the City for right of way (parcels 1,2 and 3) need to have a <br />10 foot drainage and utility easement parallel to the edge- of the right of way.
