Motion by Commissioner Bauer, seconded by Commissioner Lubarski, to approve the consent <br />agenda as presented. <br />Motion Carried. Absent: Commissioner Cochrane. <br />6.PUBLIC HEARINGS/COMMISSION BUSINESS <br />6.01: Public Hearing: Code Amendment Pertaining to Outdoor Storage Performance <br />Standards in the I-1 Zoning District <br />Public Hearing <br />Chairperson Gengler called the public hearing to order at 6:31 p.m. <br />Presentation <br />Planning Manager Larson presented the staff report stating that staff recommends approval of the <br />Code Amendment as presented. <br />Commissioner Musgrove asked for more information on the difference in size of the <br />nonconforming area. <br />Planning Manager Larson replied that the business would like to increase the nonconforming area <br />by 20 percent. <br />Commissioner Musgrove asked whether the nonconforming area could be moved without <br />changing its nonconforming status. She asked whether there are guidelines on how much the <br />nonconformity can change without losing its status. <br />Planning Manager Larson explained that the nonconformity can change the area it is located in, <br />but cannot increase. <br />Commissioner Musgrove stated that with this change to four acres, it would seem to provide more <br />options to the business while also providing the same benefit to other properties. <br />Planning Manager Larson explained that this change would make the nonconformity legal, <br />allowing the businesses to do what they would like within the parameters of City Code. <br />Commissioner Musgrove asked if there would be a benefit to reduce the requirement to a lesser <br />requirement, such as one-acre, or no threshold. <br />Planning Manager Larson stated that there are quite a few small industrial properties that are not <br />allowed any outdoor storage, but if that size were reduced or eliminated, they would be allowed to <br />have outdoor storage. <br />Planning Commission/ June 25, 2026 <br />Page 2 of 6
