3. The outdoor storage area must not be used for the accumulation of junk, trash, and <br />debris. <br />4. Items stored within the outdoor storage area must not exceed the height of the fence. <br /> <br />B. Multiple Principal Structures on a Lot. <br />1. Two principal structures for manufacturing, warehousing, and office uses are <br />approved to be constructed on the Subject Property totaling 89,500 square feet. <br />2. Due to sanitary sewer access of the eastern building going through the western <br />building, the property may not be subdivided unless the eastern building is directly <br />connected to a municipal sanitary sewer main. The two structures may be leased <br />separately. <br />3. The exterior building materials and colors must generally match for a coordinated <br />appearance. <br /> <br />C. A development agreement outlining site sureties and construction standards must be signed <br />prior to obtaining building permits. <br /> <br />D.
