Councilmember <br />adoption: <br />introduced the following resolution and moved for its <br />RESOLUTION #26-187 <br />A RESOLUTION APPROVING VARIANCES TO LOT DEPTH AND <br />CUL-DE-SAC LENGTH IN RUM RIVER RETREAT <br />RECITALS <br />1. The City of Ramsey received a Land Use Application from Mr. Tom Dehn with Sundance <br />Woods, LLC (the "Applicant") seeking approval of a Preliminary Plat, known as Rum <br />River Retreat, and two (2) variances addressing lot depth for two (2) proposed lots, and <br />cul-de-sac length, associated with the properties generally known as 17400 and 17650 <br />Erkium Street NW and legally described as: <br />The Northwest Quarter (NW '/a) of the Southwest Quarter (SW 1/4) of Section 1, Township <br />25, Range 32, Anoka County, Minnesota <br />-And- <br />Lot 2, Block 1, Riverbrook, Anoka County, Minnesota <br />-Or upon recording - <br />Lots 1-4 (inclusive), Block 1, Rum River Retreat, Anoka County, Minnesota; and <br />Lots 1-2 (inclusive), Block 2, Rum River Retreat, Anoka County, Minnesota; and <br />Lots 1-9 (inclusive), Block 3, Rum River Retreat, Anoka County, Minnesota <br />(the `Subject Property'); and <br />2. That the Variance to the minimum lot depth standard applies to Lots 1-2, Block 2, Rum <br />River Retreat, Anoka County, Minnesota and the Variance to the maximum allowed cul- <br />de-sac length applies to the proposed street known as 177th Avenue. <br />2. That the Subject Property is guided as Rural Developing in the 2040 Comprehensive Plan. <br />3. That the Subject Property is zoned RR, Rural Residential District, as are all surrounding <br />properties. <br />4. That City Code Section 106-460 specifies that minimum lot depth for rural residential lots <br />is 200 feet. <br />5. That City Code Section 117-614 (c) (7) specifies 600 feet as the maximum length for a cul- <br />de-sac. <br />
