CC Regular Session <br />Meeting Date: <br />08/25/2026 <br />Primary Strategic Plan Initiative: Promote economic growth and development. <br />5. 8. <br />Title: <br />Adopt Resolution #26-185 Approving a Grading Agreement for North Brook Meadows <br />Purpose/Background: <br />The preliminary plat for North Brook Meadows, a 77-lot single-family neighborhood, was approved in early 2022 <br />with several conditions for plan modifications. Due to issues with those plan revisions and utility extensions, the <br />original developer subsequently received approval of time extensions that expires this year. US Home, LLC., <br />(Lennar Homes) has since acquired the project and made significant progress in addressing all the issues <br />identified in 2022. Utilities were extended to the site earlier this summer. The current developer is requesting <br />approval to grade the property this fall. A final plat for the first six home sites along recently constructed 173rd <br />Avenue NW is expected in front of the Council in September. These lots only need grading to be platted. The <br />attached agreement allows the developer to grade the site this fall.
