The preliminary plat submittal consists of 1 <br />plat sheet and 7 sheets of grading, utility, tree preservation, and landscape plans prepared by <br />Hakanson Anderson revised February 23, 2007. We offer the following comments: <br /> <br />General: The property is 1.77 acres in size and is located north of Iodine Street on County Road <br />5 (Novvthen Boulevard). Originally, an application was submitted by Aaron Stritesky to develop <br />this property as GAD's Prairie, a detached townhome planned-unit-deve10pment. Tri-Cor <br />Development, LLC has submitted a new plan. These plans propose to develop nine lots for <br />attached townhomes for three, three-unit buildings. <br /> <br />Zoning: The subject property is currently zoned R-2: Medium Density Residential, which allows <br />4 to 7 units per net acre. Townhomes are a permitted use within this district. <br /> <br />Density: The site is proposing 9 units, for a total net density of approximately 5 units per acre, <br />and conforms to the density regulations for this property. <br /> <br />Setbacks: Within R-2 Residential zoning districts, all buildings must be a. minimum of 25 feet <br />from all public roads. The proposed building setbacks vary, but all appear to be greater than 25 <br />feet from the public road right-of-way. All buildings must be a minimum of 30 feet from the <br />exterior development boundary. All buildings conform to this standard, and the stoops are <br />permitted encroachments into rear yard setbacks. <br /> <br />Building Coverage/Open Space Requirements: Maximum building coverage is 35% within <br />townhome developments. Also, the City requires a minimum. of 40% open space, or non- <br />impervious areas. As proposed, the total green space. coverage on the property is 53%, which <br />meets the open space requirements. Of this 40%, 10% must be identifiable community space, or <br />active open space. <br /> <br />-138- <br />
