<br />Preliminary Plat: Pine Prairie <br />January 26, 2007 <br />Revised March 8, 2007 <br />Page 2 of6 <br /> <br />Grading and Drainage: A grading and drainage plan has been prepared by Mr. Tim Eggerich <br />PE. which proposes conveying runoff to a detention pond to be located in the northwestern <br />comer of the plat. Once this pond is full, additional runoff is discharged through a storm pipe <br />into the storm sewer system located in 14Sth Avenue to the south. It will be necessary to <br />construct approximately 120 feet of 15 inch storm sewer through Lot 21, Block 5 of The Ponds <br />subdivision to accomplish this discharge outlet. TIns lot is the common lot shared by the <br />townhouse units located within the Ponds subdivision and is encumbered with a drainage and <br />utility easement. This drainage and grading plan is generally acceptable. Staff offers the <br />following comments: <br />. Contours should be added such that they extend a distanc~ of lOO feet beyond the plat <br />boundaries. This will enable staff to better review the impacts the development on <br />surrounding properties. <br />. Silt fence should be placed around the entire site. A segment approximately 200 feet long <br />is missing along the western boundary of the plat. Silt fence should also be placed in <br />front of the tree save fence proposed on the south boundary of the site. <br />. Drainage from units 1 through 3 drains onto the adjacent property to the south and then <br />westward. A catch basin may be considered to intercept this storm water prior to flowing <br />onto the single family lot to the south. <br />. The inlet to the detention pond should be relocated from the southeast to the northeast <br />comer of the pond to minimi7:e short circuiting. <br />. Calculations should be submitted to demonstrate that the peak discharge period from this <br />system does not occur simultaneously with the peak discharge periods for The Ponds <br />storm water system. <br />. The developer should consult with The Ponds townhome association and include a <br />schedule for the work and restoration to be performed on their property in the Special <br />Conditions of the contract documents. <br />. The drainage swale along the rear of Lots 4 through 9 is proposed at a grade flatter than <br />2%. A certificate of grading will be required prior to occupancy to ensure that a minimum <br />grade of 1 % has been achieved. <br />. A permit needs to be obtained from the Lower Rum River Water Management <br />Organization. <br /> <br />Utilities: This plat will be served by municipal sanitary sewer and water. The plan proposes the <br />installation of public sewer and water mains under Helium Street. This will remove future <br />maintenance activities out of the County right of way. An additional hydrant should be placed <br />near the south end of the plat to meet hydrant spacing guidelines. <br /> <br />Fire Department Considerations: The submitted plans will not require sprinkling due to the <br />size to the proposed buildings. <br /> <br />The Fire Department reserves the right to require fire lanes, where deemed appropriate on narrow <br />public or private streets. It is not anticipated that fire lanes will be required on Helium Street. <br /> <br />-139- <br />
