Preliminary Plat: Pine Prairie
Janumy 26, 2007
Revised March 8,2007
Page 5 of6

The majority of trees slated for preservation are Siberian elms. These are non-native, undesirable,
invasive trees and as such, are exactly the type of trees that should be removed rather than
preserved. Staff would recommend that these trees in the southern portion of the site be removed
and the area be replanted with more desirable species. If these trees are to remain, the silt
fencing shown at the boundary of the property must be shifted to coincide with the tree save
fencing line to avoid any confusion in the field (and it must not encroach on the dripline of the
trees).

Ground Cover/Irrigation. City Code requires all areas otherwise not improved to be established
with sod. Staff is assuming that the development will comply with this requirement. An
irrigation system will need to be provided throughout the development where sodded and
landscaped areas are established. The proposed irrigation system will need to be reviewed by the
City Engineer. The irrigation system will need a dedicated service(s) that must be shown on the
utility plan. Please submit details regarding the utilities for such a system.

Waste Storage Plan: Please indicate how waste storage will be handled on the property.

Architectural Standards: The R-2: Medium Density Residential district requires the following
architectural requirements:
1) The front fa9ade of structures shall consist of a minimum of 35% brick, stone, or
stucco.
2) A minimum of three colors shall be used for each structure. Also, an effort should be
made to vary colors among structures. A color palette is required as part of the site
plan approval and building permit approval process.
3) All structures shall include at least 2 of the following items:
a. Articulated/cantilevered fa~ade
b. Dormers
c. Articulated roof line
d. Balconies, porches, or decks
e. Window Treatments

It appears the proposed units will meet the 35% natural stone requirement. The unit facing
County Road 5 must incorporate these architectural elements on the side of the structure that
faces the road. Also, the submitted color palettes are in confonnance with. City Code. A fmal
color rendering of the buildings is necessary to keep on file to utilize during building permit
review.

The plans have been revised to indicate three-three unit buildings rather than 2 larger buildings.
This will mitigate the impact on adjacent property owners by reducing the building mass of the
development.

Square Footage Requirements: Townhome units are required to be a minimum of 800 square
feet in size for 2 bedroom units. The proposed units are proposed to be 1,036 square feet.

-142-
