Page 6 of 6 , <br />Parking Requirements: All townhome developments require at least 2 off-street parking spaces <br />per unit, one of which must be enclosed. The proposed development meets these requirements, <br />and provides a double-car garage for each unit. <br /> <br />Trail Development: The City is requiring the construction of a trail along the eastern edge of the <br />plat, adjacent to Nowthen Blvd. to connect to the existing trail in the Ponds subdivision, to <br />facilitate a regional trail connection. Also, the 2007 Trail Development Fee is $600 per dwelling <br />unit, for a total of $5,400 for nine units. The development fees in effect at the time of fmal plat <br />approval will be charged. <br /> <br />Park Dedication: The 2007 Park Dedication fee is $2,475 per residential dwelling unit, for a <br />total of $22,275 for nine units. The Parks Commission recommended using a cash payment to <br />satisfy the park dedication requirement. <br /> <br />Sewer and Water Trunk Fees: All developments are subject to a sewer and water trunk fee. <br />The 2007 trunk fees total $3,144 per residential dwelling unit. The rate in effect at the time of <br />Final Plat approval will be the charged. <br /> <br />Stormwater Management Fee: The 2007 stormwater management fee is $416. per residential <br />unit. The rate in effect at Final Plat approval will be charged. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, March 13, 2007 at the Ramsey <br />Municipal Center located at 7550 Sunwood Drive to review your request for preliminary plat. A <br />copy of the case cover sheet is enclosed.
