<br />appropriate conveyances. Shared parking arrangements between <br />nearby uses are encouraged in both Sub-Districts. <br /> <br />b. On-street parking adjacent to buildings may be used for the <br />purposes of calculating parking requirements for street level, non- <br />residential uses. <br /> <br />c. Within the TC-4 Sub-District, parking on individual parcels <br />serving individual uses may be provided if designated and <br />approved as part of the Master Plan. <br /> <br />In order to ensure the pedestrian orientation of the Town Center districts, maximum <br />parking standards are set based on the following: <br />Retail 4 per 1,000 sq. ft. <br />Restaurants 5 per 1,000 sq. ft. <br />Offices 3 per 1,000 sq. ft. <br />Medical offices, clinics 4 per 1,000 sq. ft. <br />Health clubs 3 per 1,000 sq. ft. <br />Theaters, places of assembly 1 per 4 seats <br />Residential <br />Attached or detached Required: 2 per unit <br />Multi-family units Required: 2 per unit <br /> <br />Maximum required parking. If a parking structure is provided on site, <br />maximum parking stalls do not apply. If additional parking is sought that <br />does not meet these maximum requirements, a conditional use permit can <br />be sought to increase maximums up to 25 percent. <br /> <br />f. <br /> <br />g. The City may require payment of an amount equal to the value of <br />the required parking on a per stall price basis. Funds collected by <br />the City shall be deposited in a special fund used only to acquire <br />and/or develop off-street parking facilities for the Town Center. <br />The City will determine the appropriate contribution. <br /> <br />h. A development agreement is completed that specifies that each <br />property in the Town Center shall be financially responsible for its <br />proportionate share of a shared parking facility. The proportionate <br />share shall be determined on the basis of the property's off-street <br />parking needs, as determined by the Parking Study. Financial <br />responsibility shall cover the construction and continuing <br />maintenance of the parking facility. The parking facility may be <br />constructed and maintained by the City or by a private <br />management entity acceptable to the City. <br /> <br />Ordinance #07-06 <br />Page 8 of 23 <br />
