<br />Council member Olson asked if lIack Real Estate Associates sells their projects after they arc <br />developed. <br /> <br />Mr. Klain replied they sell more on the residential side; they arc not looking to sell right no\..... <br />With the last five projects done by Hack Real Estate Associates, they still o\vn three of them, and <br />two of them were offers that were too good to say no to. <br /> <br />Councilmember Olson inquired about possibilities for the grocery store on the site. <br /> <br />Mr. Bart Montanari, I-lack Real Estates Associates. stated he is working on this site with his <br />associates from New York. They thought this was a good site for commercial property and it <br />will include good uses for the area. They feel a large amount of the residential development has <br />been put in place over the last 10 to 12 years. They have talked with established grocery <br />companies, but are not at liberty to say who may come in. They have contacted a number of the <br />Current commercial residents on the other side of the road that arc being bought out; some arc <br />vcry receptive in moving over with their customers having better access to their businesses. <br />They have talked with CVS, Applebee's and several other restaurant uses in the area. <br /> <br />Couneilmember Jeffrey encouraged the developer to look at sheltering and masking the back of <br />the development from the existing residents and to include pedestrian friendly access. !--Ie <br />expressed interest in hearing about the retailers that will be brought into the development as this <br />moves fOf\vard, and stressed interest in seeing class retail included in this development. <br /> <br />Mr. Klain stated Hack Brothers would love to look at as high end retailers as possible. That <br />only speaks well for the developers. This \vill be a good mix with the smaller shops being able <br />to grow on the reputation of the established developers. I lack Real Estates Associates is <br />prepared and would like to submit for preliminary site plan approval in March. They are shy on <br />drainage right now, but they will comply 100% with the requirements. <br /> <br />Mayor Gamee expressed his agreement with including additional green space in the parking lot. <br />He suggested there be consideration of areas in the parking lot where drainage is used to water <br />the plants. <br /> <br />Council member Strommen commented one thing that lessens the impact of these developmenls <br />is that rather than generic signs going up the signs include the name and identity of the <br />businesses. She stressed the importance of considering what can be done, whether that is rules <br />on the City's side or covenants on the developer's side, to include identification of businesses <br />and to create character instead of a generic atmosphere. <br /> <br />Mr. Klain stated they have not gone through all of the sign ordinance requirements, as they arc <br />still in the concept phase. They \vill work within the requirements and would like to keep things <br />uniform. They are here to work with the community to get what the community wants and to get <br />what the developer wants.
