<br />2) Sales area is swiaced with asphalt or concrete material to control dust. <br />Currently, only a small portion oftbe lot is paved. City Code requires, as a term of <br />the conditional use permit, that all outdoor display. storage and parking areas are <br />paved to City standards (with 6/12 continuous concrete curbing) in accordance with <br />this requirement. It is Staff's understanding that the applicant seeks to pave the area <br />over time. The appllcant is requesting that Rain for Rent be allowed to move onto the <br />property prior to the paving being completed. <br /> <br />3) The Provisions oj9.03.05 subd 4g are considered and satisfactorily met. <br />These provisions are those set forth in the proposed Findings of Fact. <br /> <br />Recommendation: <br /> <br />StaffrecolllU1ends approval oithe conditional use permit:,. contingent upon the following items: <br />1) Paving to City standards (with 6/12 continuous concrete curbing) the portion ofllie property <br />where vehicles and heavy equipment will be maneuvered, stored, or parked in accordance <br />with City Code. Staff recommends re-Iocating the proposed display/storage area to tlle <br />middle of the property to provide some buffering benveen the equipment and adjacent <br />properties. A paving plan must be submitted and approved by the City Engineer. <br />2) Appropriate screening of the property through the installation of a landscaped buffer area <br />betlveen the outdoor display/storage area and adjacent property owners. There are many <br />newer industrial buildings and parks adjacent to this property, and the proposed use, while <br />generally acceptable, does include much more outside storage than neighboring businesses. <br />Also, the nature of the business relies on heavy equipment iliat may be unsightly to the traffic <br />and townhome development on the north side of Bunker Lake Boulevard. <br /> <br />Staff requests a revised site plan addressing site layout, pavement phasing, and screening. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council adopt Findings of Fact # _ relating to a request from <br />Brothers Properties for a Conditional Use Pennit for outdoor sale, display, and rental as a principal <br />use on the property located at 6300 Bunker Lake Bonlevard, <br /> <br />-and- <br /> <br />Motion to recommend that the City Council ~opt Resolution #07-04-_declaring terms of the <br />Conditional Use Permit to allow for outdoor sale, display, and rental on the property at 6300 Bunker <br />Lake Blvd NW, based on the findings offact and contingent on installation ofa proper surface and <br />screening <br /> <br />-or- <br /> <br />Motion to recommend that the City Council deny the Conditional Use Permit based on findings of <br />fact. <br /> <br />Review Checklist: <br />Asst.Com, Dev.
