We offer the following comments regarding your <br />site plan submittal: <br /> <br />General: The site plan is proposing an independent senior living building combined with a <br />commons area and an assisted living/memory care wing. The facility is proposed to be located on <br />Lot I, Block I, Ramsey Town Center 12th Addition. The site is generally located south of <br />Sunwood Drive between Sapphire Street and Rhinestone Street (to be constructed). <br /> <br />The Independent units front on'Sunwood and Rhinestone. and "Will hive underground parking. <br />The Commons connects the two residential wings and will contain kitchen and dining facilities <br />as well as other service areas for residents of both vringS. The Assisted LivingiMemory Care <br />wing v.rraps back around to Rhinestone Street towards Civic Center Drive. The site plan reserves <br />space along Civic Center Drive for a possible building expansion. <br /> <br />Overall, the unit breakdovm is proposed as follows: <br /> <br />Independent living units: 103 <br />Assisted living units: 31 <br />Memorv care units: 18 <br />Total units: 152 <br /> <br />Zoning: The site is zoned TC-l Tovm Center l'vfixed Use Core. Multi-story. mixed-use buildings <br />with apartments/condominiums are a permitted use 'within this district. The site plan proposes a <br />density of 36 units per acre over the entire site. The TC-l District requires a minimum density of <br />15 units per acre. . <br /> <br />66 <br />
