The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Preliminary plat <br />c) Site plan <br />d) Landscaping plan <br />e) Grading plan <br />f) Building elevations packet (included under separate cover) <br />g) City Conncil meeting minntes dated September 26, 2006 <br />h) City Council work session minutes dated October 10,2006 <br />i) City Council meeting minutes dated November 14, 2006 <br />j) City Council meeting minutes dated January 9, 2007 <br />k) Draft City Council work session minutes dated March 20, 2007 <br />I) City Staff review letter dated August 31, 2006, revised September 22, 2006, revised <br />December 20, 2006, revised April 5, 2007 <br /> <br />Notification: <br /> <br />In accordance with City Code, property owners within 700 feet of the subject property were notified <br />of the public hearing_ <br /> <br />Funding Source: <br /> <br />Staff time necessary to review the proposed preliminary plat and site plan is paid for by the <br />applicant from the escrow deposited with the land use application. <br /> <br />Observations: <br /> <br />The subject property is approximately 1.1 acres in size and is zoned B-2 Business. Development of <br />the property with twinhomes will require an amendment to the Comprehensive Plan to change the <br />land use from Places to Shop to Medium Density Residential. The Comprehensive Plan <br />amendment, if approved, would be followed up with a rezoning of the property from BR2 Business <br />to Planned Unit Development (PUD), as required by the Mississippi River Overlay District <br />regulations (dIscussed below). <br /> <br />-83- <br />
