Gary Hanson indicated Casey's gas station went from black to non-black. He asked if the City
was making the station non-conforming. He also noted that Burger King on Ramsey Boulevard
is not marked. He indicated that on one map it shows four blocks that are public ground, and
another section of two blocks, and both are gone now. He also stated the landfill area expanded
and changed color, but it does not say what the new color means.

Commissioner Reeve agreed the landfill is marked public.

Mr. Hanson stated it does not identify it as public use. It is blocked out and colored differently
than public use areas. He noted there are expanded restrictions on overnight parking and outside
storage, lie stated that it also talks about radio and television in particular, and asked if that was
for cell towers.

Community Development Director Frolik indicated it was not.

Mr. Hanson also noted that in a number of classifications, adult uses are listed as principal and
accessory uses.

Consultant Gordon indicated that is not a change from the current zoning.

Bill Wright, 7884 142'~ Avenue NW, asked if south of Riverdale is going to be B2.

Community Development Director Frolik indicated it is, this is not a change in land use
designation.

She indicated the property east of Riverdale that Mr. Wright is refe~Ting to has been zoned
commercial for 15 years, and is not changing. She indicated it was not raised as a concern in the
Comp Plan focus groups.

Mi'. Wright stated he is on the river in Alpaca Estates, but he also has a cabin with a car wash
four blocks away and knows you can hear the noise for that distance. He asked why they had not
been given any notice.

Chairperson Nixt reiterated there were numerous public hearings, providing many opportunities
to speak on this. He asked if Mr. Wright was recommending a change to low or medium density
residential.

Mi'. Wright indicated he was.

Mary Lec Miller, 5490 154th Lane, indicated she received notice, but is confused as to why. She
indicated the maps sent to the citizens do not match what is being shown here, and she needs
clarification on commercial zoning. She asked if there is a commercial zone, or just B1 and B2.

Community Development Director Frolik stated B1 and B2 are commercial zones.

Planning Commission/May 1, 2003
