CASE # <br />PARK DEDICATION FOR IIACK CENTER <br />By: Leonard Linton, Civil Engineer <br />Background: <br />Hack Real Es[a[e Associates has submitted a site plan and minor plat application to construct a <br />commercial project on Riverdale Drive adjacent to Village Bank. The site was platted as <br />Oudot A of Rivenwick Village. The minor plat will convert the oudot to a buildable lo[. The <br />lot is 9.3 acres. The project consists of one large multi-tenant retail building, a smaller multi- <br />tenant retail building and a restaurant. The site plan is intended [o be pedestrian friendly with <br />defined crossings and walkways. There is an existing path along the north side of Riverdale <br />Drive; the developer will be required to provide access ramps where the new driveways <br />intersect the path. <br />Staff Recommendation: <br />The park dedication for the previous developments in Rivenwick have been satisfied through a <br />cash dedication. Staff rewmmends park dedication for Hack Center be satisfied with a cash <br />contribution of $44,063 (9.3 acres @ $4,738/ acre). Trail fees should be satisfied with a cash <br />contribution in Ote amount of $10,137 (9.3 acres Q $1,090/ acre). <br />Commission Action: <br />Motion to recommend pazk dedication in cash.
