P~ CASE# <br />REQUEST FOR PRELIMINARY SITE PLAN REVIEW OF <br />HACK COMMERCIAL CEN'T'ER; <br />CASE OF HACK REAL ESTATES ASSOCIATES <br />By: Amy Geisler, AICP, Associate Plannet <br />Baclre~ound: <br />Hack Real Estate Associates has submitted a site plan and minor plat application to construct a new <br />commercial project on Riverdale Drive adjacent to Village Bank This is the fmal phase of overall <br />Rivenwick development. <br />The following items are enclosed for your information: <br />a) Site location map <br />b) Site plan <br />c) Grading plan <br />d) .Utility plan <br />e) Landscaping plan <br />t) Building elevations <br />g) City Staff review letter dated March 30, 2007 <br />Notification: <br />SitePlans do not require a public hearing, however notification of the proposal was seat to property <br />owners within 700 feet of the subject property. - <br />Observations: <br />The proposal includes three commercial buildings on Outlot A of Rivenwick Village: amulti-tenant <br />retail building, restaurant, and single-tenant retail building. The site is coned Mixed-Use PUD; retail <br />and restaurant uses are permitted is thin dishdct <br />Per the MU-PUD district, Staff used some of the bulk standards in the B-2 Business District to <br />evaluate the proposal. The submitted site plan meets the B-2 setback requirement, though the deck of <br />the restaurant appeazs m be slightly closer to Riverdale Drive than 35 feet (this deviation is <br />permissible with the MU-PUD designation). <br />City Code requires 1 pazking space for every 250 square feet of retail uses over 20,000 square feet. <br />Based on gross floor azea, 493,pazking spaces would be required for this site. 403 spaces are shown <br />on the site plan. Staff has asked the applicant to provide net floor azeas which do not include non- <br />leasable space. - <br />There aze iwo loading azeas shown for the lazge multi-tenant building: one on the southeast comer of <br />the site, and one off of 138x' Avenue. Both loading docks aze fully enclosed, which staff supports as a <br />
