Hack Center: Prelimixxary Site Plan Review <br />March 30, 2007 ' <br />Page 2 of 5 <br />Landscaping: Based on the total building square footage and number of parking stalls, City <br />Code-requires a total of 155 trees and 385 shrubs to be installed as part of this projecT (one tree <br />per 1,000 sq. ft of bldg azea and one tree per ten pazking stalls, plus one shrub fnr each 300 sq. <br />ft. of bldg azea). However, if the total lineal footage of the site is used to calculate the minimum <br />plantings, than ninety-five (95) trees and ninety-two (92) shrubs would be required (City Code <br />stipulates that whichever of these two options u greater shall be used). Tn addition to these <br />planting standards, the site is adjacent to ahigh-density residential neighbor and thus must <br />provide for some additional plantings as a buffer. <br />The landscaping plan, dated March 5, 2007, indicates that 100 Nees and 440 shrubs wt71 be <br />installed.' Wlnle City Code requires another fifty-five (55) trees, Staff believes that a reduced <br />number of additional trees, scattered along Riverdale Dr, Highway 10, the western property . <br />boundary, and The islands in the parking lot would be sufficient. The plan does provide for a <br />significant ntttnber of evergreens along the eastern boundary that will act as a buffer between the <br />Tyro uses (also, there is a vinyl privacy fence along a pordon of this common property line that <br />will act in conjunction with the plantings as a buffer). <br />The following additional comments are offered revoazding the proposed landscaping: <br />• All proposed tree species and sizes aze fine; however, an additional coniferous species <br />should be added to reduce the quantity of asingle species, Black Hills Spruce. Some <br />possible options may include Balsam Fir or Northern white Cedar. <br />• Considering that there are overhead utilities along Highway 10, it may be more <br />appropriate to include some ornamental tree species in this area to avoid future tree/utility <br />conflicts. <br />• All shrub species aze acceptable, but, minimum required size of shrubs is twenty-four <br />inches in height for deciduous species and twenty-four inches inheight or width, <br />whichever is more applicable per ,growth characteristics, for coniferous shrub species. <br />Minimum shrub size must be included in the plant schedule. <br />• The City_ shall be notified upon completion of landscaping so that City Staff can verify <br />drat installation adhered Tn approved landscape plan. - <br />A revised landscaping plan must be submitted that addresses the aforementioned concerns. <br />Tree Preservation: A tree preservation plan is not necessary as there aze ao significant trees on <br />site. <br />Ground Cover: All landscaped azeas must be sodded and irrigated per City Code. <br />Architecfnral Standards: -City Code restricts building height to 45 feet and exterior wall <br />finishes to brick, stucco, glass, stone, pre-cast concrete panels, or other material as approved by <br />the CiTy Council. You are proposing a combination of brick, cultured stone, and stucco on the <br />front facades, and stucco and faced block on the reaz facades, all of which complies with City <br />Code. Please list materials on future revisions of the elevations. Elevations also need to be <br />submitted for the restaurant building. <br />
