Tlie proposed buildings aze 25 feet tall to <br />the main roofline, and at most 45 feet tall to the peak of the towers. Staff is recommending that <br />the tower elements be included on the east side of the main building, adjacent to the townhomes <br />on 138't Avenue and Iasper Street, at least at the comers of the buildings. <br />Staff is also recommending that the mechanical equipment on all the buildings be screened, <br />particulazly from the townhome residents to the east <br />Lighting: All exterior lighting on the site must be arranged is such a way to avoid illumination <br />of the public street. The submitted lighting plan conforms to Ciry Code if the bulbs in the exterior <br />light posts are not visible from surrounding properties.. It appears that all illumination will remain <br />oa site or within non-paved right-of--way. <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a - <br />complztely se;eened structure or container. As noted below, waste storage and disposal for the <br />main buildingwill be completely internal. Waste storage for the restaurant building will be on <br />the east side of the building, and for Building C will be across the pazking azea next to the <br />stormwater pond. <br />Utilities: This facility will be served by municipal sewer and water service which is currently- <br />available to the site. It is recommended that The watermain be looped by extending the proposed <br />system approximately 400 feet through the northern pazking lot area This will provide better fire . <br />protection and increased service reliability since water can be provided from two directions in the <br />event of a water service interruption. This can be particularly significant for businesses which <br />rely oa water to service their customers. One 5re hydrant also needs to be added on the pazking <br />lot island closest to the li9tb Avenue entrance on Riverdale. <br />Off-Street Pazldag - Spaees Required: City Code requires 1 pazking space for each 250 square <br />feet of retail uses over 20,000 square feet, and 1 pazking space for every 3 restaurant seats. <br />Buildings A and B total 110,057 square feet resulting in a need for 440 parking spaces. Building <br />C (proposed restaurant use) will have 160 seats resulting in a need for 53. pazking spaces. <br />Overall, City Code requires 493 parking spaces for the proposed site plan. The. site plan shows <br />403 parking spaces. Please provide additional information on the leasable square footage of the <br />buildings, so a more complete pazking calculation can be done. <br />Because the project is within the M[J-PUD district, a deviation from the overall pazking <br />requirements u permissible. Staff is of the opinion that some sharing of pazking spaces between <br />the different uses is appropriate, given the multiple buildings on the site and overall site layout. <br />Off Street Parldag -Design: In accordance with City Code, all pazkigg and maneuvering azzas <br />must be surfaced with bituminous and the perimeter of all pavement will be fuushed with B6/12 <br />concrete curbing. <br />
