Commission recommended that the Morris' be granted an extension to July 1, 2000, to <br />complete the construction of the accessory buildings. <br /> <br />Motion by Councilmember Haas Steffen and seconded by Councilmember Beahen to <br />grant an extension to July 1, 2000, for the conditional use permit issued to 16735 <br />Nowthen Boulevard NW, for 28,659 square feet of additional accessory buildings. <br /> <br />Motion carded. Voting Yes: Mayor Gamec, Councilmembers Haas Steffen, Beahen and <br />Zimmerman. Voting No: None. Absent: CouncilmemberBeyer. <br /> <br />Case #2: <br /> <br />Request for Final Plat Approval of Apple Ridge 2nd Addition; Case of <br />Oakwood land Development, Inc. <br /> <br />Zoning Administrator Frolik pointed out that the City has received a request from Good <br />Value Homes (dba Oakwood Land Development, Inc.) for final plat approval of Apple <br />Ridge 2nd Addition. The property is located west of T.H.//47 at about 157th and 158th. <br />She explained that the property was rezoned to R-1 Urban Residential on June 10, 1997. <br />The preliminary plat for Apple Ridge, approved on June 24, 1997, consisted of <br />approximately 58 acres proposed to be developed into 127 single family lots served by <br />sanitary sewer and municipal water. The first phase consisted of 34 lots and this second <br />phase is for another 17 lots, for a total of 51 final platted to date. Access to this phase <br />will be from T.H. #47, which is intended to be in place until north/south streets within the <br />plat are extended outside the plat to fimnel traffic north to 160th or south to 156th. The <br />lots are proposed to be served by the westerly extension of 157th Avenue and the <br />northerly extension of neon Street; 157th Avenue should be changed to 157th Lane. Ms. <br />Frolik reported that all of the lots exceed the 10,800 square foot minimum area <br />requirement and the standard drainage and utility easements have been provided around <br />the perimeter of the lots. Ms. Frolik added that on February 13, 1997, the Park and <br />Recreation Commission recommended that park dedication consist of a cash payment <br />which will potentially be utilized to acquire property in the area for a <br />neighborhood/community park. <br /> <br />Upon inquiry, Ms. Frolik noted that the development agreements have been drafted so <br />phases have to be developed in sequential order. However, phases may be developed <br />together. <br /> <br />Councilmember Haas Steffen recollected someone coming before the Council expressing <br />concern that there was not a codicil on the larger lots keeping them from being able to <br />subdivide. <br /> <br />City Attorney Goodrich replied that this issue will be talked about during the discussion <br />of the fifth phase of Apple Ridge. <br /> <br />Councilmember Zimmerman pointed out that people had been at a Road and Bridge <br />Committee meeting to talk about a lead link fence being installed to cut down on traffic <br />coming into their area. <br /> <br />City Council/May 12, 1998 <br /> Page 5 of 16 <br /> <br /> <br />
