areas and loading areas are proposed to be surfaced with bituminous. There will be B- <br />612 concrete curbing around the perimeter of all blacktop. Waste storage areas will be <br />provided for inside the building. She explained that the landscape plan complies with the <br />20 foot wide landscape area requirement along Unity and 140th. Staff has recommended <br />that the future plantings be incorporated into the current planting proposal. Thus the <br />applicant has submitted a modified plan. The modified plan reduced the number of trees <br />in the current planting from 7 to 4 and retained a future planting plan that reduced the <br />number of plantings from 19 to 5. Staff's position is that the nine trees shown on the <br />modified plan are the minimum that will be accepted, but all nine should be installed <br />under the current planting plan. Ms. Frolik explained that future planting plans can be <br />cumbersome from a follow-up aspect. The Planning Commission recommended site plan <br />approval and staff recommends that the Landscape Plan be modified to eliminate any <br />reference to future plantings. <br /> <br />City Administrator Norman offered that the reason staff is recommending something <br />other than was recommended by the Planning Commission is that the amended site plan <br />was not reviewed prior to the Planning Commission. <br /> <br />Motion by Councilmember Zimmerman and seconded by Councilmember Beyer to <br />approve the proposed site plan for Indianhead Construction and A&R Manufacturing <br />contingent upon compliance with the City Staff Review Letter dated July 29, 1998, and <br />modifications to the Landscape Plan. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Zimmerman and Beyer. <br />Voting No: None. Absent: Councilmembers Beahen and Haas Steffen. <br /> <br />Case #3: <br /> <br />Request for Site Plan Approval; Case of Building Fasteners and <br />Sharp and Associates <br /> <br />Zoning Administrator Frolik reported that the City has received a request for site plan <br />review and approval from Dennis Sharp of Sharp and Associates Building Fasteners. The <br />plan proposes to construct an office/warehouse facility on Lot 2 of the AEC Energy Park <br />3rd Addition. This is a permitted use in the Business Warehouse zoning district. The <br />proposal is for an initial building size of 31,404 square feet with a future addition of <br />19,352 square feet. The exterior walls of the building are proposed to consist of concrete <br />masonry units. The plan shows one access onto Sunwood Drive and two accesses onto <br />the future Jaspar Street. It has not been determined when Jaspar will be constructed, <br />however, the Planning Commission urged it be a priority. Four loading docks and two <br />overhead doors are proposed. All driveways, parking areas and loading areas are <br />proposed to be surfaced with bituminous and finished with B-612 concrete curbing. Two <br />waste storage areas are proposed to consist of materials matching the building and this is <br />consistent with the 100% screening requirement in City Code. The landscape plan <br />complies with the 20-foot wide landscape area requirement along Sunwood Drive and the <br />future Jaspar Street. Staff recommended the landscape plan be modified to provide more <br />trees, and Mr. Sharp dropped off a modified plan which increased the number to 19 trees. <br /> <br />City Council/August 11, 1998 <br /> Page 6 of 15 <br /> <br /> <br />
