PC CASE # I <br />CONSIDER CHANGING PART -TIME STATUS OF <br />BUILDING MAINTENANCE WORKER TO FULL -TIME STATUS <br />By: Heidi Nelson, Assistant City Administrator <br />Givonna Reed Kone, Human Resources Manager <br />Background: <br />As a part of the 2006 General Fund budget, a 32 -hour per week Building Maintenance <br />Worker position was added to the Building Maintenance Division. That position was <br />created to assist with the care and maintenance of the new Municipal Center, Parking <br />Facility and the on -going maintenance of existing facilities. In November of 2006, Senior <br />Building Maintenance Worker, Dan Bray was promoted to Building Maintenance <br />Supervisor. Mr. Bray currently supervises the two part-time building maintenance <br />workers (one -32 hour and one -20 hour per week) and oversees the maintenance and <br />upkeep of all city facilities. This change in structure has proved beneficial in providing <br />for more direct supervision and work direction for building maintenance staff. <br />Previously, the building maintenance staff was supervised by the Assistant City <br />Administrator. <br />The current responsibilities of the Building Maintenance Division include the following: <br />maintains the buildings and grounds at the old municipal center site and Fire Station 2; <br />Fire Station 1; Central Park; Public Works and the new Municipal Center and Parking <br />Facility. Contract cleaning services are currently utilized at the new Municipal Center <br />building. All of the facility maintenance is provided by the one full -time and two part- <br />time staff members. Building maintenance staff are also responsible for meeting room <br />set -up and clean-up throughout the day. <br />The new Municipal Center is experiencing a tremendous amount of evening and daytime <br />use. Staff is pleased that community organizations are utilizing the facility and that the <br />facility is serving the need for meeting space. With this increased use and meetings often <br />continuing or individuals remaining in the building beyond 9:30 p.m. -10:00 p.m.; it has <br />been difficult to provide the evening coverage in the building within the 32 hours that are <br />currently budgeted. <br />The Assistant City Administrator and the Building Maintenance Supervisor propose that <br />the City Council change the status of the part-time building maintenance worker to full - <br />time. This will allow staff presence in the Municipal Center during additional evening <br />hours and provide flexibility for weekend coverage as needed. In addition, hours can be <br />adjusted based upon the need to complete special maintenance projects. <br />
