corner lot he does not think they would have built there; they liked the privacy and that it was <br />closed off. Mr. Hendrickson stated there will be additional costs involved with this. They will <br />have to maintain the additional property and their irrigation system will have to be added onto. <br />There will be the cost of the extra water and the easement will have to -be maintained as well. As <br />it stands now, the homeowners maintain the boulevard in front of their house, so he assumes it <br />would be the same here and they would incur the time and effort to maintain all this extra <br />property. Also, he has no idea what this will do to property taxes with the additional land, and <br />whether it will be looked at as a larger lot and taxed at a higher rate. <br />Councilmember Dehen asked if Mr. Hendrickson does not want the extra land if this road is put <br />through. <br />Mr. Hendrickson replied he is looking at how best to maintain this. If the road goes through and , <br />he is not getting any land or anything for it he is losing out. <br />Councihnember Dehen asked what the dimensions of the additional land would be to these <br />property owners if the road is put through. <br />City Engineer Jankowski replied there is only 60 feet needed for the right -of -way. The <br />Hendrickson property would gain an additional 27 feet that would grow larger towards the back. <br />There would be well over 50 feet possible in the back, plus the additional 15 feet between the <br />property line and the back of the curb. <br />Councilmember Olson inquired about the maintenance of the easement. <br />City Engineer Jankowski replied whether or not the property, belongs to the Hendrickson, they <br />will need to maintain it for it to look nice in appearance. <br />Chairperson Elvig pointed out 65 feet between the additional land and the easement would be a <br />good buffer for kicking a ball, which was a main concern of Mr. Hendrickson. He suggested a <br />row of trees or shrubs could be planted. He asked whether an easement will be needed to access <br />the trunk line that will run through there. <br />City Engineer Jankowski replied the trunk line could be run within the right -of -way. <br />Chairperson Elvig stated Mr. Hendrickson has a legitimate concern regarding the additional land <br />he will be acquiring and the need to maintain that. Regarding the four way stop, there is <br />currently through traffic here, and there are increasing speeds on that road. They would not want <br />to use a stop sign as a traffic calming method if it is not legitimate because people will not stop. <br />The drawback with a stop sign will be people gunning the gas and the noise. <br />Mr. Hendrickson commented there are people that use the road as a thru -way between CR 57 and <br />Highway 5 and he would like to see that intersection better controlled.
