Acting City Administrator Smith indicated the issue would be presented to the Plannlng Commlsslon <br />during their October, 1998 meeting for approval. <br /> <br />Case #2: Request for Sketch Plan Review of Petersen Addition; Case of David Petersen <br /> <br />Zoning Administrator Frolik explained that Mr. Petersen is requesting sketch plan review to subdivide <br />his parcel on Highway #10 into two lots. The property is approximately 5.9 acres in size. The <br />alignment of the split is located so that existing buildings on the property will meet the side yard <br />setback from the new common property line. She stated both of the lots exceed the half acre <br />minimum lot size and 150 foot minimum lot depth requirements; one lot will be 3.5 acres and the <br />other will be 2.4 acres. It is proposed that the lots will have access to Highway #10 from existing <br />accesses. She said the plan has been forwarded to MnDOT for review and comment. <br /> <br />Zoning Administrator Frolik stated the standard drainage and utility easements need to be provided <br />around the perimeter of the lots. She said the City Engineer originally requested a 20 foot easement <br />be provided along the entirety of the common property line of the two lots to facilitate future looping <br />of municipal water service through the property. Because the property is very likely to incur some <br />redevelopment in the near future, the City Engineer is withdrawing the report for the 20 foot <br />easement at this time on the basis that it should be acquired in an appropriate location when that <br />development occurs. She indicated the plan does not create new buildable lots and no park <br />dedication is required. <br /> <br />Commissioner Deemer questioned whether the City should require additional highway right-of-way. <br />Zoning Administrator Frolik indicated preference that it be taken care of at the time of final plat <br />based on the recommendations of MnDOT. <br /> <br />Motion by Commissioner Deemer, seconded by Commissioner LaDue, to approve the sketch plan <br />for Petersen Addition and recommend that City Council grant final plat approval. <br /> <br />Motion Carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, LaDue, Terry, and <br />Thorud. Voting No: None. Absent: Commissioner Jensen. <br /> <br />Case #3: <br /> <br />Request for Site Plan Review of Carlson Collision Center; Case of Troy Carlson <br />and Paul Meyer Architects, Inc. <br /> <br />Zoning Administrator Frolik indicated Carlson Collision Center requested this item be tabled. <br /> <br />Motion by Commissioner LaDue, seconded by Commissioner Thorud, to table the Request for Site <br />Plan Review of Carlson Collision Center. <br /> <br />Motion Carded. Voting Yes: Chairperson Bawden, Commissioners LaDue, Thorud, Deemer, and <br />Terry. Voting No: None.
