The lot would have public access onto
Riverdale and no direct access onto Hwy. gl0. The proposed building would be 6,532 square
feet and includes an outdoor paved display area for the RV units. She indicated the site plan
should be modified to clearly identify that the two feature RV display pads facing Hwy. gl0 are to
be paved, that the type of curbing to be used is B-612, and that the pavement edge along the east
property line will be curbed. She indicated a more convenient plan for the waste enclosure
needed to be determined and suggested it be relocated on the southwest comer of the site, even if
it requires elimination of one parking space on the south property line. She indicated the
applicant hopes to expand to the east adjacent lot within the next five years.

Zoning Administrator Frolik indicated deciduous trees should be planted along Hwy. #10. A
grading plan is subject to the approval of the City Engineer.

Commissioner Deemer stated concern that RV's longer than 36 feet not be parked in the front lot.

Commissioner Jensen asked if there are a sufficient number of trees along Hwy. #10. Zoning
Administrator Frolik stated there are Jack Pines, however, indicated they were distressed after the

Planning Commission/June 2, 1998
