Zoning Administrator Frolik stated the plan shows one access onto Sunwood Drive and two <br />accesses onto the future Jasper Street. Timeline for construction of Jasper Street is <br />undetermined. All driveways, parking and loading areas are proposed to be surfaced with <br />bituminous and finished with B-612 concrete curbing. Two waste storage areas are proposed to <br />consist of materials matching the building and are consistent with the 100% screening requirement <br />in City Code. The Landscape Plans comply with the 20 foot wide landscape requirements along <br />Sunwood Drive and the future Jasper Street. Staff recommended that the Landscape Plan be <br />modified to provide more trees. <br /> <br />Zoning Administrator Frolik stated the draft Lighting Plan appeared to comply with City Code <br />requirement; fixture diagrams have been reviewed and met City Code. <br /> <br />City Engineer Jankowski explained the drainage plan. He indicated the facility would be drained <br />on four corners. A 15 inch storm pipe would be located in Sunwood Drive. He stated there is a <br />proposed 21 inch storm sewer running along the eastern boundary adjacent to the site. He <br />indicated there is a swale on the northeast comer, however, stated he is uncertain of its <br />destination. He recommended a catch basin be installed to take the water directly to the 21 inch <br />storm sewer pipe. There is a 27 inch pipe on the southern boundary of the site and indicated the <br />roof should be directed to that site. The 27 inch pipe would drain to a regional detention pond <br />southerly on the site and be connected down the tracks and discharged into the Mississippi River. <br /> <br />Mr. Sharp stated the northeast comer had drainage to the catch basin on Sunwood Drive and <br />indicated the swale ended at the catch basin. He proposed to tear out a piece of the curb and <br />install a drop curb. The roof drain could flow into the big pipe. City Engineer Jankowski stated <br />Mr. Sharp's plan to discharge the roof drains into the storm sewer is acceptable, however, the <br />proposed swale should be replaced with a catch basin over the existing 21 inch pipe. <br /> <br />Commissioner Deemer requested the Public Works Department review and approve the location <br />of tree plantings along Sunwood Drive. <br /> <br />Motion by Commissioner Deemer, seconded by Commissioner Jensen, to recommend that City <br />Council approve the proposed site plan for Sharp and Associates and Building Fasteners in A.E.C. <br />Energy Park 3rd Addition contingent upon compliance with the City Staff Review Letter dated <br />July 28, 1998. <br /> <br />Motion Carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Jensen, Anderson, <br />LaDue, Terry, and Wivoda. Voting No: None. Absent: None. <br /> <br />Motion by Commissioner Deemer, seconded by Commissioner Jensen, to urge that City Council <br />give high priority to paving Jasper Street. <br /> <br />Motion Carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Jensen, Anderson, <br />LaDue, Terry, and Wivoda. Voting No: None.
