Townhouse Design/Architectural Standards: The development is proposing the same two <br />housing styles that were originally approved for Ramsey Town Center 7th Addition. The <br />housing products proposed remain in compliance with the Town Center .architectural <br />standards. <br /> <br />19. Townhouse Size: City Code requires townhouse units to be a certain size based on the <br />number of bedrooms the unit will have: <br /> <br />1 bedroom 700 square feet <br />2 bedroom 800 square feet <br />3 bedroom 960 square feet <br /> <br />The housing styles and sizes are the same as previously approved in Town Center 7th <br />Addition. All of the housing styles are either 2 or 3 bedrooms and the fmished floor areas <br />range from 1,233 to 1,824 square feet, which significantly exceeds City Code. <br /> <br />20. Off-Street Parking Requirements: The TC-4 District requires 2 off-street parking spaces <br />for each unit; this requirement is exceeded with the 2-car garages and 20 foot wide <br />driveways. Some parking is allowed on public streets, however, this may not be adequate for <br />overflow parking. The 58 overflow parking spaces provided in the final plat of Ramsey <br />Town Center 7th Addition have been maintained with the revisions to the project area. <br /> <br />21. Driveway Length/Width: .AlI of the driveways meet the minimum requirement of 20 feet in <br />length. <br /> <br />22. Landscaping: The revised landscaping plan, dated April 3, 2007, is generally acceptable <br />vvith the following comments: <br /> <br />. No trees should be installed within fifteen (15) feet of any.hydrant. There appears to be at <br />least one conflict, near the south end of Rhinestone St on the east side (adjacent to L6 <br />B2). The tree should either be shifted away from the hydrant or eliminated. <br />. Minimum size of shrubs at time of installation is twenty-four (24) inches in height or <br />spread; depending on the growth characteristics of the plants. <br /> <br />23. Ground Cover/Irrigation: The development is required to establish sod in all areas not <br />improved with structmes or pavement and provide an llTigation system throughout the <br />development where sod and landscaped areas will be established. Both are indicated on the <br />landscaping plan. Any irrigation systems will need to be reviewed and approved by the City <br />Engineer. <br /> <br />24 <br />
