<br />Preliminary Plat and Preliminary Site Plan Review: Symphony At Tovvn Center <br />April 26, 2007 <br />Page 5 of7 <br /> <br />11. Sidewalks. City policy requires installation of sidewalks on both sides of the street for State, <br />County and MSA roads, and along one side of the street for local through streets. No <br />sidewalks are required on cul-de-sacs. Accordingly, the revised plans continue to provide a <br />sidewalk around the perimeter of Block 1 and 2, either as an interior improvement within the <br />plat or as a part of the Town Center trail system. Additionally, the site plan proposes <br />connections between the interior sidewalks and the Town Center trail system. <br /> <br />Block 2 needs a sidewalk connection to the sidewalk on East Ramsey Parkway at the south <br />end ofRbinestone Way. <br /> <br />12. Park Dedication/Trail Development: The Park Dedication obligations were fulfilled by the <br />Master Developer within the Master Development Agreement for Town center 7th Addition. <br /> <br />13. Traffic Generation: As part of the Town Center AUAR, a detailed traffic analysis was <br />completed that anticipated the type and size of development shown on the plat. The proposed <br />development is consistent with the traffic modeling system used as part of the AUAR <br />analysis. Regional road improvements to facilitate the whole Ramsey Town Center <br />development have been agreed upon and have already begun construction. This proposed <br />development does not generate more traffic than was anticipated. <br /> <br />14. Stormwater Trunk Fees: The Stormwater Trunk Fee was satisfied with the [mal plat and <br />recording of Ramsey Town Center 7th Addition at the 2005 rate of $384/unit. The revision to <br />this development proj ect is a net reduction in 4 units overall and a refund in the amount of <br />$1,536.00 (4 units x $384.00) is due to the Developer. <br /> <br />15. Sewer and Water Trunk Fees: The Sewer and Water Trunk Fees were satisfied ,vith the <br />final plat and recording of Ramsey Town Center 7th Addition at the 2005 rate of $2962/unit. <br />The revision to this development proj ect is a net reduction in 4 units overall and a refund in <br />the amount of $11 ,848 .00 (4 units x $2962) is due to the developer. <br /> <br />16. Ramsey Town, Center Phase I Roadway Improvements, Phase II Roadway <br />Improvements, ADAR Roadway Improvements, Parking Facility Improvements: In <br />accordance with City of Ramsey Resolutions 05-02-065, 05-02-066, 05-02-067 and 05-02- <br />068, assessments for Ramsey Town Center Phase I Roadway Improvements, Phase II <br />Roadway Improvements, AUAR Roadway Improvements, and parking facility improvements <br />were satisfied with the final plat and recording of Ramsey Town Center 7th Addition. <br /> <br />17. Other Permits, The Developer is responsible for obtaining any and all permits required <br />from other regulatory agencies. <br /> <br />23 <br />
