<br />f. All magazining or stacking space for vehicles shall be off-street and <br />shall be constructed to size that will accommodate that number of <br />vehicles which can be serviced during a maximum thirty (30) minute <br />period and shall be subject to the approval of the City Engineer. <br /> <br />g. Parking or car magazine storage space shall be screened from view of <br />abutting residential districts. <br /> <br />h. Provisions are made to control and reduce noise. <br /> <br />1. A concrete curb not less than six (6) inches above grade shall separate <br />the public sidewalk from motor vehicle service areas. <br /> <br />J. Open and outdoor storage areas and/or open and outdoor service, sales, <br />display or. rental areas shall not encroach on the required off street <br />parking, loading area or traffic maneuvering area required by this <br />Chapter. <br /> <br />k. Off street parking areas, driveways, traffic maneuvering areas, open <br />and outdoor storage areas, open and outdoor service, sales, display or <br />rental areas shall be surfaced with concrete, blacktop, Class 5, recycled <br />concrete or bituminous, or an alternative material approved by the City <br />Engineer. Because of the transitional nature of this district. the <br />requirement for continuous concrete curb will be waived unless it is <br />determined by the City Engineer to be necessary for. direction. of <br />drainage. and finished v.ith continuous concrete curbing. .'\ny site <br />proposing to install any of the aboye named site improvements shall <br />submit a grading, drainage, and erosion, control plan to the City <br />Engineer for appro';al prior to installation of improvements. I f the <br />installation of any. of these surfacing materials is not part of an <br />approved site plan, the property owner shall be required to. submit a <br />grading, drainage, and erosion control plan to the City Engineer for <br />approval prior to installation of improvements. <br /> <br />1. Open and outdoor service, sales, display, storage, or rental shall be <br />fenced or screened from view of abutting residential districts. All <br />conditions pertaining to a specific site are subjes;t to change when the <br />Council, upon investigation in relation toa formal request, finds that <br />the general welfare and public betterment can be served as well or <br />better by modifying the conditions. <br />
