Mr. Montanari was <br />concerned about how he can help and is still waiting for things to go through. <br /> <br />Councilmember Dehen asked if it is the intention to have Mr. Montanari involved in any of the <br />construction aspect of this project. <br /> <br />Mr. Klain replied at this particular time they have no short list or long list for the bid list of the <br />competitive bidding for construction. If this is a problem for the City Council, Hack Real Estate <br />would not risk the entire development for the use of one person. Mr. Montanari does not have to <br />have anything to do with the project. Mr. Klain stated he understands there has been some <br />tension, but he does not understand this particular question if Mr. Montanari does not have <br />anything to do with the construction of this and the project goes through. <br /> <br />Acting Mayor Elvig asked if Councilmember Dehen is suggesting that he would prefer Mr. <br />Montanari not be involved in the project. <br /> <br />Councilmember Dehen replied yes, he has a significant concern about Mr. Montanari's <br />involvement with the project. <br /> <br />Mr. Klain stated Mr. Montanari will not construct the project. <br /> <br />Councilmember Dehen questioned if Mr. Montanari will have any type of involvement with the <br />project. <br /> <br />Mr. Klain replied Mr. Montanari is the broker and that cannot be stopped. As for the tension <br />coming from the Board, Mr. Montanari will have nothing to do with this project; he will not be <br />the broker for retail and he will not construct the site. <br /> <br />Councilmember Dehen requested verification from Mr. Klain that Mr. Montanari will not have <br />any involvement at all in the project, other than the sale of the property. <br /> <br />Mr. Klain replied he can assure the Council of this. <br /> <br />Councilmember Strommen stated she appreciates the changes made to mitigate the concerns <br />raised by the residents. She noted the staff report indicates that some truck traffic will still <br />access the maintenance area. She requested Mr. Klain to explain what will be located in the <br />maintenance area and how much it will be used. <br /> <br />Mr. Klain stated the maintenance area will house small snow removal, landscaping and <br />maintenance equipment. There will be two normal size front loading dumpsters picked up by a <br />truck no larger than a normal garbage truck. The entire residential area has a garbage truck <br />running through the neighborhood, and the garbage truck used for the maintenance area will be <br />no larger than that. There will be one garbage pick up. There has been 6,000 to 8,000 square <br />feet of non-retail space included in the plan to keep the circulation of forklifts on the site away <br />from the residents and to enclose the delivery pad. <br /> <br />City Council / April 24, 2007 <br />Page 10 of 38 <br />
