<br />the neighborhood is saying. However, he sees that this can be a benefit to the neighborhood if it <br />is the right mix. He explained the senior center wanted to be close to commercial dwellings and <br />have foot traffic to shops. He can see this as an amenity if it is properly done. The neighbors <br />have done a marvelous job on this and their thoughts are very noteworthy. <br /> <br />Councilmember Look stated he spoke on the phone with Mr. Lindberg. One of his concerns was <br />if this was opened up to Jasper Street it would be a tight turn for a semi, as well as the damage to <br />the streets, but the revised plan has that loading dock closed off. He noted a lot of the citizen <br />input focused on the truck traffic on Jasper Street and asked if the changes are to Mr. Lindberg's <br />liking. <br /> <br />Mr. Lindberg stated he cannot speak for the entire community. He does not like that this is going <br />in his back yard, but he does not really have a say in the manner. The only thing they can do as a <br />citizen is voice their opinion and hope that someone will be listening. <br /> <br />Councilmember Look requested Mr. Lindberg's opinion regarding the changes on the Jasper <br />Street loading dock. <br /> <br />Mr. Lindberg replied he recognizes the need for the service access for fire and emergency access, <br />but he is concerned with the fact that there are still dumpsters there and there will still be a truck <br />backing in. There are a lot of little kids in the neighborhood, and there are some parents who do <br />not really pay attention to what their kids are doing. That still is a very big concern, not just of <br />him, but of others. As he found out that information about the change he shared that with the <br />residents. The residents of Rivenwick Townhomes and Condos still feel it is a big concern <br />having that there. <br /> <br />Acting Mayor Elvig stated the Council is listening and the neighborhood's input is having an <br />impact. He requested staff to provide information regarding the zoning for this site. <br /> <br />Associate Planner Geisler indicated the site is currently zoned Mixed Use PUD. The 2001 <br />Comprehensive Plan designated the land as Mixed Use and it was rezoned to comply with that in <br />2003. When the entire Rivenwick plat was created in the early 1990's, everything along <br />Highway 10 was zoned B-2 Business. <br /> <br />Councilmember Dehen asked what the developer's relationship is with Bart Montanari. <br /> <br />Mr. Klain replied he is the gentleman who brought this piece of land to the developers. Mr. <br />Montanari was at a particular time doing real estate brokerage and trying to find tenants for this <br />development; he is no longer part of that. The new partnership has their own brokerage firm and <br />they are now the brokers for this development. <br /> <br />Councilmember Dehen pointed out that Mr. Montanari attended staff meetings and attended a <br />City Council work session. <br /> <br />Mr. Klain explained Mr. Montanari will not be paid until this whole thing goes through and he is <br />here on his own to see that process through.
