<br />Crest View Senior Communities: Site Plan Review <br />March 30, 2007, revised May 15, 2007 <br />Page 40f5 <br />· Planting depth shall be such that the root flare is at, or just above (one to two inches), the <br />fInished grade. <br />· Do not place mulch against the trunk of any trees. <br />· The City shall be notified upon completion of landscaping so that City Staff can verify <br />that installation adhered to approved landscape plan. <br /> <br />\ A revised landscaping plan must be submitted to address the aforementioned concerns. <br /> <br />Grading and Drainage: The grading plan generally conforms to City Standards; however, there <br />are several areas that do require revision. The minimum grade on unpaved surfaces is 2%. The <br />area between the commons building and the independent living wing has grades as flat as 0.5%. <br />The area south of the assisted living wing has grades in the 0.7% range. There are several areas <br />where the slope on the bituminous surface is less than 2.0%; this is difficult to achieve in the <br />field and often results in shallow depressions in the finished surface that tend to trap water. <br /> <br />The plan shows grading onto the adjacent lot to the west. All grading must be confined to the <br />site unless documentation is furnished indicating the adjacent property owner has granted <br />permission for encroachment. <br /> <br />The coordinates on the site plan will be useful for laying out the building in the field; however, <br />additional dimensions must be added to aid in reviewing the plans. All details must conform to <br />the City details. <br /> <br />Street and Building Access: The site will gain access from Rhinestone Street and Civic Center <br />Drive. Staff appreciates the opportunity to meet with you and your consultants to discuss <br />emergency access issues related to the. underground parking. Your proposed solution to add an <br />approved access door off of the Commons area meets emergency access needs in this area. <br />Please include this revision on the fmal site plan. <br /> <br />Utilities: The site will receive utility access from Sunwood Drive and Rhinestone Street. A fire <br />hydrant is provided adjacent to the east parking lot. Please provide documentation that a fire <br />truck will be able to maneuver through the lot and access the hydrant. <br /> <br />The plans are showing two (2) access points to the. City water system. Typically one service <br />location per building is preferred unless the projected water demand requires multiple services. <br />Please provide justification for the multiple service connections. <br /> <br />The plan is shov.Ting storm water quality treatment structures at the middle connection on <br />Rhinestone Street and the southwest connection to Civic Center Drive. A structure must be <br />added at the connection near the corner of Rhinestone Street and Civic Center Drive. Detailed <br />calculations for each of these structures will be required in the construction plans. <br /> <br />The trench grate at the underground parking is proposed to connect to the internal plumbing <br />system. Please verify that this is permitted under the plumbing code. <br /> <br />-120- <br />
