All of the housing styles are either 2 or 3 bedrooms and the frnished floor areas <br />. range from 1,233 to 1,824 square feet, which significantly exceeds City Code. <br /> <br />20. Off-Street Parking Requirements: The TC-4 District requires 2 off-street parking spaces <br />for each unit; tlus requirement is exceeded with the 2-car garages and 20 foot wide <br />driveways. Some parking is allowed on public streets, however, this may not be adequate for <br />overflow parking. The 58 overflow parking spaces provided in the final plat of Ramsey <br />Town Center 7fu Addition have been maintained with the revisions to the project area. <br /> <br />21. Driveway LengthfWidth: All of the driveways meet the minimum. requirement of20 feet in <br />length. <br /> <br />22. Landscaping: The revised landscaping plan, dated April 3, 2007, is generally acceptable <br />with the following comments: <br /> <br />· No trees should be installed within fifteen (15) feet of any hydrant. There appears to be at <br />least one conflict, near the south end of Rhinestone St on the east side (adjacent to L6 <br />B2). The tree should either be shifted away from the hydrant or eliminated. <br />· Minimum. size of shrubs at time of installation is twenty-four (24) inches in height or <br />spread, depending on the grO'ivth characteristics of the plants. <br /> <br />23. Ground Cover/Irrigation: The development is required to establish sod in all areas not <br />improved 'ivith structures or pavement and provide an irrigation system throughout the <br />development where sod and landscaped areas will be established. Both are indicated on the <br />landscaping plan. Any irrigation systems will need to be reviewed and approved by the City <br />Engineer. <br /> <br />24. Mailbox Location: The placement of mailboxes for the townhome units should be located <br />along the private streets when possible. Location of mailboxes along public streets will need <br />to be clustered and is subject to the review and approval of the Streets Supervisor. <br /> <br />25. Address Signage: The City will be requiring an address location sign (specifying the units <br />addresses) to be placed at the entrance of all private streets. The required signage will assist <br />emergency services in locating a specific unit when called to the site. In order to assist Staff <br />in review of the placement of signs and to ensure an orderly look of the site, please revise the <br />signage and striping plan to show address signs. The address signage is subject to the review <br />and approval of the City Engineer and Police Chief. It should be noted that signs identifying <br />the developme.nt will require a separate sign permit. <br /> <br />26. .RED Number: The City has enacted a quarterly drainage utility charge. The charge for <br />townhomes is the same as for single family residences and is currently $7.791 quarter. <br /> <br />-138- <br />
