<br />introduced the following resolution and moved for its adoption: <br /> <br />Councilmember <br /> <br />RESOLUTION # 07-05-_ <br />RESOLUTION GRANTING FINAL PLAT APPROVAL OF GAD'S PRAIRIE <br /> <br />WHEREAS, Tri-Cor Development, LLC, Inc., hereafter referred to as "Developer", properly <br />applied for final plat approval of the following described property located in the City of Ramsey: <br /> <br />That part of the southwest quarter of the Northwest Quarter of Section 25, Township 32, Range 25, <br />Anoka County, Minnesota described as follows: <br /> <br />Commencing at the West Quarter Corner of said Section 25; thence on an assumed bearing of <br />North 90 degrees 00 minutes 00 seconds East, along the south line of the Southwest Quarter of the <br />Northwest of said Section 25, a distance of 829.6 feet to the point of beginning: thence North 40 <br />degrees 49 minutes 30 seconds West a distance of 401.96 feet; thence North 87 degrees 34 minutes 50 <br />seconds East a distance of centerline, a distance of 430.2 feet more or less to said south line of the <br />Southwest Quarter of the Northwest Quarter. Thence westerly, along said south line, a distance of <br />310.0 feet more or less to the point of beginning. <br /> <br />-or upon recording- <br /> <br />Lots 1-7, GAD's Prairie <br /> <br />(the 'Subject Property'); <br /> <br />WHEREAS, on February 2nd, 2006, the City of Ramsey received an application for sketch plan <br />of GAD's Prairie; and <br /> <br />WHEREAS, on March 3rd, 2006, the Planning Commission reviewed the application and <br />provided feedback to the developer regarding the need for a public road; and <br /> <br />WHEREAS, on May 11th, 2006, the City of Ramsey received an application for preliminary <br />plat for GAD's Prairie; and <br /> <br />WHEREAS, on June 15t, 2006, the Planning Commission held .a public hearing and <br />recommended denial of the preliminary plat based on the proposed road configuration; and <br /> <br />WHEREAS, the Ramsey Park arid Recreation Commission reviewed the preliminary plat and <br />recommended that park dedication fees be paid to satisfy park dedication requirements; and <br /> <br />WHEREAS, on April 19, 2007, the Developer submitted the fmal plat documents for GAD's <br />Prairie; <br /> <br />-199- <br />
