Preliminary Plat Review: Alpine Acres
May 16, 2003, revised June 6, 2003

through the landscape buffer option. The buffer area is required to be a twenty-five (25) foot
wide area located along the common boundary.

Tl-fis common boundary is roughly 1,000 feet in length, which would require a minimum of
twenty (20) deciduous overstory trees, twenty (20) evergreens, and twenty (2.0) understory trees
in the twenty-five foot wide buffer area. The preliminary plat show twenty-one (21) deciduous,
overstory trees, twenty (20) evergreens, and twenty (20) understory trees.

There does appear to be seven (7) trees, four (4) Allegheny Serviceberry axnd three (3) River
Birch, which do not fall within the designated twenty-five foot buffer strip. However, the
location of the said trees provide a nice buffer from an existing single family home to a dedicated
public street, 153Td Lane, and therefore staff feels the location of the trees are meeting the
intention of the density transitioning ordinance.

According to the current plan, all species used for the density transitioning requirements are
considered either acceptable or preferred as outlined in the Ramsey Tree Book. However, there
needs to be a larger mix of species to ensure diversity and longevity. The City would like to see
at least one additional evergreen species included in these plantings.

Other Permits: The developer is responsible for obtaining any permits required from other
regulatory agencies.

The City Council will be meeting at 7:00 p.m. on Tuesday, June 10, 2003, at Ramsey Fire Station
//2, to review your preliminary t51at. A copy of the case cover sheet is enclosed for your
information. I suggest that you, or your representative, be present at the meeting to answer any
questions that may arise. If you have any questions or need additional information, please don't
hesitate to call us.

Respectfully,

CITY OF RAMSEY

{~c~'~1~t9'~-,'~'~4~v "~l~rick-~rudge0n, AI~
Assoc~t~P1Enclosu.s ~er Phncipal Pla~er

Steve Jankowski
· City Engineer

Pete Raatikka, P.E. and Brian Johnson
Hakanson Anderson Associates, Inc.
3601 Thurston Ave.
Anoka, MN 55303
