CASE #: <br /> <br />REQUEST FOR SITE PLAN REVIEW OF ALPINE ACRES, <br />CASE'OF OAK CREEK BUILDERS, INC. <br />~By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Oak Creek Builders, Inc. has submitted a site plan for the development of a townhouse' <br />subdivision. The property is generally located in the triangular area formed by the intersection of <br />Nowthen Blvd, Sunfish Lake Blvd., and Alpine Drive. Oak Creek Builders is representing the <br />property owners. (Staff has letters of consent from the existing property owners stating that Oak <br />Creek Builders are representing them). <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site Plan <br />City Staff Review Letter dated May 16, 2003, revised June 6, 2003 <br /> <br />Notification: <br /> <br />State statute does not require notification of site plans. However, property owners within 700 feet <br />of the subject property have been notified of the public hearing for the preliminary plat. <br /> <br />Observations: <br /> <br />The subject property is zoned R-2 Medium Density Residential and is approximately 42.4 acres <br />in size. The applicant is proposing to develop a total of 202 townhomes (11 eight-unit buildings, <br />8 six-unit buildings, 12 four-unit buildings, 6 three-unit buildings) and 1 existing single family <br />homestead for a total of 203 housing units. <br /> <br />The site plan is proposing a net density (exclusive of wetlands and major road right-of-way) of <br />6.3 units per acre, the proposed development complies with the R-2 maximum density' restriction <br />of 7 units per acre. <br /> <br />The development is providing for a combination of public and private streets throug~h the <br />development. The public spi. nes that will service the townhome units are Sodium Street, 153rd <br />Lane, Radium Street, and Tungsten Street. The site plan complies with private street length and <br />width requirements established in City Code. <br /> <br />The townhouse units meet or exceed townhouse size, setbacks, and structure height requirements <br />established in the R-2 District. <br /> <br /> <br />
