Box 238 <br />Champlin, MN 55316 <br /> <br />Re: Site Plan Review: Alpine Acres 2"a Addition <br /> <br />Dear Tim: <br /> <br />We are in receipt of your site plan to develop a townhome subdivision in the City of Ramsey. <br />The site plan consists of a Cover Sheet, a Natural Features Plan, Site Utility Plan, Grading and <br />Erosion Control Plan (2 sheets), and a Landscape Plan ail dated May 23, 2003 and prepared by <br />Hakanson Anderson. We are also in receipt of architectural renderings prepared by John Bradly. <br />· We offer the following comments: <br /> <br />General: The subject property is approximately 1.36 acres in size and is generally located at the <br />intersection of Alpine Drive and Sunfish Lake Blvd. The site plan is proposing to develop a total <br />of 6 townhome units.' <br /> <br />Zonin~ The subject property is zoned R-1 Single Family Residential. The City has received a <br />Comprehensive Plan Amendment and Rezoning .request to change the subject propmXy's <br />designation in the Comprehensive Plan to me'dim density reSiddntial an_d rezone the property to <br />R-2 Medium Density Residential in order for the outlot to be developed with townhomes. <br /> <br />DensiW: The subject property is limited to a maximum net density of seven (7) units per acre. <br />The subject property is approximately 1.36 net acres (exclusive of wetlands and major road right- <br />of-way), wlzich results in a net density of 4.4 units per acre. The proposed development complies <br />with City Code. <br /> <br />Streets: The towx~home units will be serviced by a private street that provides access to a public <br />street located in the proposed Alpine Acres .townhouse subdivision to the north. .... <br /> <br />The table below indicates City Code requirements for private street len~hs: <br /> <br /> <br />
