Before any further development, please address the <br />following issues: <br /> <br />At a minimum, three lanes (left, thru, and fight mm) must be provided northbound and at least <br />one lane southbound on the new fourth leg of the intersection. The city should insure that the <br />fight-of-way is reserved on this leg for future use; the room for one extra thru lane northbound <br />and southbound should be reserved on the plat. <br /> <br />· A fight turn lane (300 foot long with 180 foot taper) must be provided on eastbound TH 10 to <br /> southbound Ramsey Blvd. <br /> <br />The Traffic Study for this development dated October 7, 2002 and prepared by SRF is not <br />complete. Please have it resubmitted including the anticipated traffic volumes from the Mixed- <br />Use development immediately to the north of this development and. also using 20 year <br />forecasted traffic volumes. <br /> <br />Mn/DOT requires .the preliminary design plans (plan view and'cross-section) f°r the south and <br />north legs of Ramsey Blvd and TH 10 before we will issue an access permit to constrUct the <br />south leg of the .intersection. This is to make sure the signal poles are put in :the fight place and. <br />to insure that the city's plans are compatible with the county's plans to the north on Ramsey <br />Blvd. <br /> <br />The signal poles placed at the intersection need t°be the permanent type and they need to be <br />put in the fight place for the ultimate design when the intersection signal rebuild project goes <br />through in. the spring of 2004 (February 2004 letting): <br /> <br />An equal opportunity employer <br /> <br />-135- <br /> <br /> <br />
