Sewer and Water trunk fund can be utilized for the <br />improvement outside of the plat. <br /> <br />Utilities and Water Usage: The development will be serviced by municipal water and sanitary sewer. <br /> <br />Park Dedication: The sketch plan Was reviewed by the Park Commission at their August meeting. The <br />Park Commission .is recommending park dedication be satisfied by a cash payment in the amount of <br />$201,600 (112 x $1,800). The Park Commission is ·recommending $100,800 be allocated for <br />improvements to Riverdat~ Park and the parkland along Mississippi River.' It should be noted that the <br />rate in effect at the time of final plat will be required. <br /> <br />Trail Development and Fees: The City's current trail development fee is $475.00 per lot, or $53,200. <br />dollars in this case. Payment of this fee is required prior to recording the plat and the rate in effect at <br />final platapproval will be used. <br /> <br />A trail will be required: from the plats westerly boundary limits, along Riverdale Drive to Garnet Street. <br />The trail should extend along Riverdale Park (northwest side of the park) to the east edge of Riverdale <br />Park. Construction of·the trail outs/de of the plat boundaries will be credited against the Trail Fees. The <br />developer will be required to provide a separate document in recordable form providing for a-public trail <br />easement as stipulated above. <br /> <br />Sidewalk: The plat is providing for the required 5 ·foot sidewalk along 138'~ Avenue. The 8 foot <br />bituminous traiI will satisfy the sidewalk requirement along Riverdale Drive. <br /> <br />Other Permits: The developer is responsible for obtaining any permits required from other regulatory <br />agencies. · <br /> <br />The City Council wilI be meeting at 7:00 p.m. on Tuesday, January 14, 2003,"at the Ramsey Fire Station <br />#2; to review'your preliminary plat.
