WHEREAS, on July 11, 2002, and August I5, 2002, the Park and Recreation Commission reviewed the Proposed Plat and recommended~a cash payment to satisfy park dedication obligations and said funds would potentially be directed towards improvements to Riverdale Park and surrounding park areas. Further, a recommendation was made to direct the Developer to construct an 8' wide bituminous trail along Pdverdale Drive to Garnet Street, which is not credit eligible against trail fees due on the Proposed Plat; then continuing along the west edge of R/verdale Park to the-easterly terminus on Riverdale Drive, with 'agreement 'that this segment oftraiI will be credit eligible against trail fees due on the Proposed Plat; and WHEREAS, on August 5, 2002,1 the Developer submitted a preliminary plat for the Proposed Plat to the City; and WHEREAS, on September 5, 2002, the Planning Commission conducted a public heating and tabled action On the request for preliminary plat approval and' requested additional information from the Developer; and WHEREAS, on October 10, 2002, the Planning Commission reconvened the preliminary plat public heating and recommended City Council approve the preliminary plat ofRivenwick 3rd Addition contingent upon compliance with the City Staff Review Letter dated September 27, 2002, revised November 8, 2002; and WHEREAS, on October 10, 2002, the Planning commission also conducted a public hearing to rezone a Portion of the ProPosed Plat from B-1 Business to R-2 Medium Density Residential and recommended City Council approval of the proposed rezoning; and WHEREAS, on November 12, 2002, the City Council revieWed the preliminary plat and. tabled action on the proposed subdivision and requested further information from Staff; and 'NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF RAMSEY, ANOKA .COUNTY, STATE OF MINNESOTA, as follows: 1) That the Ramsey City CounCil hereby grants preliminary plat approval to Rivenwick 3~d Addition contingent upon compliance with City Staff review letters dated September 27, 2002, reVised November 8, 2002, revised January 1 o, 2003. 2) That said preliminary plat approval is contingent upon approval of the request to rezone that Portion of the Proposed Plat zoned as B-1 Business to R-2 Medium Density Residential.
